* PRICE: Price the property accurately from Day One

> Prefer not to "chase down the market," therefore price properly immediately

* PHOTOS: Have professional photos taken

* MARKETING ACTIVITY REPORT: Showing Reports
> At a minimum, we will provide weekly showing activity reports and feedback from the Buyers... if not more often
> Will show feedback on price, how well the unit shows, how Buyers rank the property in comparison to other properties they have seen, and any other comments that were made
* ADVERTISING: Several mediums
> MLS - Multiple Listing Service, where all agents post and obtain current listing info and sales data
> Newspaper - Sarasota Herald-Tribune, The Observer etc...
> E-Blasts - to all area Realtors
> Sign - where allowable
> Luxury Portfolio - we are affiliated with Christie's Great Estates, Luxury Portfolio, and Mayfair International Realty
> Team internet presence that is ranked very highly on Google searches: www.LuxurySarasotaRealEstate.com and www.SarasotaShack.com
> A la carte menu - we have the flexibility to choose other ways of advertising
* SHORT SALE DIVISION: Should you fall into this category
> Fully-staffed division that will assist in facilitating the short-sale negotiations
> Headed by an experienced short-sale facilitator with an extensive background in law and real estate
> This division does nothing but short-sales, so your transaction is always their priority!
> All parties will receive a 24-hr password-protected website specific to your transaction so that can view your file
